1. Write down your real requirements

Start with location, maximum monthly housing cost, number of bedrooms, earliest move date, and non-negotiables such as pets or accessibility. Separate must-haves from preferences. A short sentence you can reuse is more effective than changing filters every time you open a site.

02

2. Use more than one credible source

Look across major rental sites, property managers, and local owner listings. Saved searches and alerts can help. Each platform has its own inventory and tools; checking more than one source can reveal homes you would otherwise miss. Kate’s planned role is to be one of those sources: a WhatsApp conversation that replies with available homes from owners who listed with her brokerage and, once connected, the MLS.

03

3. Recognize the same listing twice

A home may appear on several sites. Compare the address, photos, price, contact, and availability before treating it as a new opportunity. Keep a simple list of homes you have contacted so you do not waste time on duplicates.

04

4. Prepare your response

When you find a promising place, verify availability and fees on its original listing. Have a brief introduction ready with your desired move date and a few questions. Be prepared to schedule a viewing promptly, but do not send deposits or sensitive information to an unverified contact.

05

5. Revise based on the market

If matches are too few, adjust one variable at a time: nearby areas, move timing, budget, or optional features. That helps you understand which constraint is limiting the search. Kate’s concept makes those changes conversational: you can tell her what to revise in WhatsApp.
