Fair Housing & Screening
Kate is designed for equitable rental access and applicant control. This preview performs no background checks.
Updated September 27, 2026Fair housing
Kate does not endorse steering, exclusion, or discriminatory preferences. Housing decisions must follow applicable federal, state, and local law. The federal Fair Housing Act protects people in housing transactions based on race, color, national origin, religion, sex, familial status, and disability. Additional protections may apply locally. Accommodation requests should be considered through the applicable process.
Screening and decisions
No screening occurs on this preview. In a future live service, a renter would review disclosures and authorize any background or credit check through an identified provider. Owners or authorized managers, rather than an automated chat demonstration, would make rental decisions under published criteria.
Consumer reports and adverse action
When a landlord uses a consumer report to make a negative rental decision, federal Fair Credit Reporting Act obligations may include an adverse-action notice. Applicants can request and dispute information with the reporting agency. Any live Kate workflow will need operational procedures for these rights before screening is enabled.
Payments, deposits, and signatures
This preview never requests deposits. Do not pay based on an example listing. In a live transaction, review charges, the lease, recipient, and applicable deposit rules before authorizing payment. Electronic signing and delivery of required notices will be offered only with appropriate disclosures and consent. State rental laws vary.
